The Rotary Club of the Philippines has been a source of support to other community service projects. It holds medical and surgical services in the indigenous communities to serve the needy and also offers scholarships to deserving students.

Residential is “safer“ If you lose a tenant you will have a cash flow problem maybe for a month.
Commercial is more risky - tenants may take 15 months
 
Invest close to home?
Not for Trevor - he has property all around Australia.
 
Get to know the area first - get a haircut, or go to the pub talk to locals.

For instance - a commercial building built in the 1960s. He bases his offer on a 10 minute walk-through - in bad condition so offer is $70,000 less than the asking -  then if he gets it, he can spend $20,000 fixing it up, and of course the tenant loves you.
 
Be a good landlord. You don’t have to spend a lot.
 
Student unit - one bedroom old $230,000 – now $350,000 and of course over the time you have been accruing 8% in rental
